Kids need a safe space to express their creativity! If you have children, a playroom is likely a must-have on your list. You’ll love having a designated space to contain toys, books, and art supplies! It’s really nice not to have play equipment scattered throughout the rest of your home.

Built-In Cabinets

If your living room has a fireplace, it’s a great idea to add cabinets to both sides of the mantle! Built-in cabinets with shelves offer great storage for toys, movies, blankets, seasonal decor, and more. 

Storage, Storage, Storage! 

Speaking of storage, you really can’t have too much! Make sure your new build has plenty of linen, coat, and cleaning closets. You’ll also want to make sure each bedroom has a large enough closet for each child’s clothing. If you can, choose a floor plan with walk-in closets in each bedroom so they can meet your needs as your children grow! 

Loft Area

Similar to a playroom, a loft area is a great addition to your new build! Loft areas can become ideal areas to watch movies, play board games, and socialize with friends. Add a couch, flat-screen, and a few bean bags, and you’re all set! Plus, you’ll enjoy having another area in your home to conceal toys! 

Pocket Office 

Having a designated space for your children to read or do school work is one of our favorite kid-friendly features for your new build. Having a space that’s separate from the bedrooms and play areas is key for focus and productivity. In particular, a pocket office is a great solution! These spaces have built-in desks with plenty of outlets and cabinets for storage. When your kids enter their office space, they’ll know it’s time to get down to business! Plus, who doesn’t love having a nice, quiet, space to read a book or enjoy some time alone? 

Kitchen Islands

Between juggling school, soccer practice, and ballet lessons, your schedule is likely pretty busy! A kitchen island is great for children, as it’s the perfect place to serve a quick meal. Not to mention, a kitchen island can easily be wiped clean. 

Reachable Appliances

Giving your kids independence will teach them valuable life skills and give you a much-needed break! When planning the details of your new build, install appliances at a level your children can reach. For example, many microwaves are often installed in kitchen islands. This allows your kids to make a quick snack without having to rely on Mom & Dad. 

Functional Bathroom Designs

In shared bathrooms, carefully consider the design. Having a door that separates the shower/tub and toilet area from the vanity is a great idea! This means one child can brush their teeth with the other one bathes. If you want less hectic school mornings, definitely prioritize a functional bathroom design! 

Outdoor Living Space 

Encourage your kiddos to put down the iPad and enjoy some fresh air! An outdoor living space is something the entire family will enjoy. A large patio is a great place to start. If your budget permits, having a covered structure with a fan and a light fixture is ideal. If you want to enjoy your outdoor space year-round, consider a screened-in porch! 

Basements

Whether you finish your basement or not, there are several perks to including one in your design plan! Surprisingly, many younger kids prefer having an unfinished basement over a finished one. Let your kids burn out some energy by adding a ball pit or mini-trampoline. 

If you’re debating on whether or not to finish the basement of your new build, you can always hold off until your kids have reached their teenage years to complete the space. A good home builder will be able to help you plan for future plumbing and electrical work.
