If you’re thinking about building a house, or you’re about to move into a new build, you definitely need to make sure your ductwork gets cleaned! When purchasing a new construction home, you may assume the HVAC system has been cleared and is ready for occupancy. Unfortunately, some home builders skip this step leaving sawdust, dirt, and other debris in the ductwork. This carelessness can affect indoor air quality, especially for those who suffer from asthma or allergies. In this blog post, we’re sharing everything you need to know about duct cleaning for your new build.

If you’re stumbling across our blog for the first time, welcome to Hearthside Homes of Kansas City! We’re a semi-custom home builder based in Liberty, Missouri. Since 1987, we’ve built nearly 2,000 long-lasting homes. We currently build in the Kansas City, Parkville, Kearney, and Liberty areas. Our homes range in price from $350k-$700k. We hope you enjoy learning more about duct cleaning for your new build.

Construction Debris

When you step inside a new home, you likely focus on the shiny floors and fresh paint job. Yet, not all home builders prioritize cleaning non-visible areas. As you can imagine, the construction process creates a lot of dirt, sawdust, and other debris. These particles enter your ductwork and will continue to accuminate. This might not sound like a serious issue, but filthy ducts can affect your home’s air quality and potentially cause health problems.

Common Contaminants

So what’s the big deal about a little dirt and dust in your ductwork? These particles create more than just filth. Some common contaminants found in household ductwork include dust mites, pollen, mold, pet dander, bacteria, and viruses. It’s true, some viruses are airborne and can circulate in your ductwork!

Not only can you get ill from lingering bacteria and viruses, but dirty ducts can be a huge problem for those who suffer from allergies and asthma. Unclean ducts can spew dust which settles on your walls, furniture, and flooring. Pollen usually enters your home through open doors and windows and can get trapped in your ductwork. Mold isn’t always visible and can pose a serious health risk to everyone residing in the home. With this in mind, periodic ductwork cleaning is definitely a good idea!

Fire Hazard

Even more scary, filthy ducts can pose a fire hazard. Accumulated soot is full of dry and flammable material which can easily ignite under the right conditions. Any sufficiently large collection of dust can be ignited either by contact with a spark or if the surface it is settled on becomes hot. Cleaning air ducts is the easiest, most effective way to eliminate dust buildup and prevent potential hazards from forming!

Why Do Some Builders Skip This Step?

Cleaning air ducts in a new build seems like a no-brainer, right? Sadly, some home builders cut corners in order to maximize their bottom line. At Hearthside Homes, we genuinely care about the families we are building homes for. That’s why all of our new homes are inspected by third-party experts. This comprehensive assessment process includes:

1). Cosmetic Inspection: Our cosmetic inspection process ensures that each area of your home is beautiful and functional. We have the best of the best working when it comes to the intricate details of your home! Our on-site managers will review the property from top to bottom and make sure it’s ready for you to call “home”.

2). Third-Party HVAC Cleaning: We hire third-party HVAC pros to make sure your ducts are clean and ready for use. After all, the functionality of our homes is a top priority! Unfortunately, some home builders skip duct cleaning leaving sawdust, dirt, and other debris in the ductwork. This carelessness can affect indoor air quality, especially for those who suffer from asthma or allergies.

3). Third-Party Sewer Line Inspection: In addition, a third-party sewer line inspection is performed on all of our spec homes so that your family can move in with confidence.

4). Third-Party Inspection: Last but not least, we offer a third-party home inspection! Another set of eyes ensures that our work is complete. A third-party inspector will verify that the home is ready to be enjoyed by homeowners!

12-Month Warranty

In addition to completing duct cleaning and a thorough inspection process, we proudly offer a 12-month warranty on all of our new homes. We even have a Warranty Manager on our team to make sure you have a go-to contact to reach out to if needed. You’ll have peace of mind when you buy with Hearthside Homes!
