Howdy, friends! We’re excited to have you back to learn more about our home-building process. Specifically, we’ll be discussing what happens at sign-off on closing day. Of course, every home builder has a different process but here’s what it’s like for Hearthside homeowners!
If you’re new to our blog, welcome to Hearthside Homes of Kansas City! We are a semi-custom home builder based in Liberty, Missouri. What is a semi-custom home builder, you may ask? Essentially, our clients can either purchase one of our expertly designed spec homes or build with us from the ground up. Those who choose the build experience can pick one of our pre-designed floor plans and build it in one of our preferred communities. Then, they’ll get to make aesthetic decisions to personalize the space, such as paint, flooring, cabinetry, hardware, and more!
Either way, whether our clients purchase a spec home or build with us from the ground up, the process at sign-off on closing day is the same. In this blog post, we’ll be sharing what you can expect at sign-off before we officially hand over the keys to your beautiful new construction home!
Walk-Through
Before sign-off on closing day, you’ll do a walk-through with one of our experts. At this meeting, our goal is to have the home ready for you to move in! That being said, sometimes a second set of eyes may spot a few minor imperfections that need to be corrected. No big deal, just let us know and we’ll be happy to fix it!
For example, you might notice a minor scratch on a wall. Simply place the provided blue painter’s tape on the area and one of our construction managers will do their best to get the issue resolved.
About a week after this initial appointment, you’ll do a final walkthrough at sign-off on closing day. This is simply to review any corrections that you’ve requested at the prior walk-through.
Homeowner Manual
At Hearthside Homes, we provide our clients with a Homeowner Manual. This guide has lots of useful information including appliance specs, paint colors, contact information, and our warranty guide. One of our experts will walk you through this information to see if you have any questions.
Warranty
Speaking of warranty, did you know that Hearthside Homes is proud to offer a 12-month warranty on all of our new construction homes? Yep, you’ll rest soundly when you buy a Hearthside home! At sign-off on closing day, one of our pros will explain the warranty process to you. If you have any warrantable issues, simply reach out to our Warranty Manager around the 11-month mark of homeownership and we’ll get it taken care of.
For example, new homes need time to settle and this can sometimes cause cracks in the base of your kitchen backsplash. As the home expands and contracts from season to season, it’s normal to expect these minor imperfections. No biggie, we’ll get it taken care of!
Time To Sign
At last, once you approve the final walkthrough, you’ll get to sign the contract for your brand new home! Then, you’ll be provided with a little gift from the Hearthside team. Shhh… we can’t tell you what it is! That would ruin the fun, right?!
What If Something’s Missing?
Depending on the time of year you move in, you might not have sod when you sign-off on closing day. After all, sod is temperature sensitive and needs to be installed properly so that it will thrive! In this instance, you won’t sign off on the sod until we get the job done but you’ll still get to move into your new home.
