In this week’s blog, we’re going to walk you through an element that sometimes tends to get ignored! As a new home builder here in Kansas City, we understand an integral part of a complete build involves the outdoor living features. We’ll discuss some of the reasons why you should include some sort of outdoor living with your new home, as well as a few examples from our recent projects!
Increased Livable Space
Anytime someone searches for homes for sale on Zillow or browses floor plans from builders’ websites, chances are square footage is going to be a major deciding factor. Well, an easy way to increase the amount of livable space in your new home is to include some sort of outdoor living space. Whether that be a covered deck or a patio, there are certainly plenty of options available.
Higher Home Value
While you’re likely not considering the future resale value of your home as you’re in the process of building it, it’s certainly something to keep in mind. As you finalize the many variables for your project, you’re going to want to make sure it’s in the right area where it can appreciate in value over time. Furthermore, any features that can set your home apart from the rest will make it sell that much faster. In the year 2020, outdoor living spaces are almost becoming a must-have and something that will inevitably increase the overall home value.
MUCH Easier to Do While Your Home Is Already Under Construction
A common question from prospective homebuyers revolves around whether or not they should invest in outdoor living now or wait a few years. While there are advantages to both, the biggest one tied to doing it NOW is you don’t have your yard torn up twice for construction. When doing so during the home build, there’s already going to be heavy machinery going through the yard. Your sod won’t be in place yet, so there is really no concern of a yard that’ll need future work done to repair it.
On the flipside, renovating your backyard a few years after the home has been built will leave your yard in shambles in no time. After all, there’s no easy way for a landscaping crew to get machinery around back without it taking a toll on your yard.
Space to Relax and Host Family Gatherings
Perhaps the greatest benefit of including some sort of outdoor living is the ability to have a spot to relax. Whether it be after a full day at the office or anything else, an outdoor living space can be the perfect place to kick back and enjoy some beautiful Kansas City weather. To add to it, an outdoor living space is going to be the perfect extension when you go to host the next family gathering or game day party!

This beautiful two-story home resides in the Meadows at Greenfield community and features our Manchester floor plan. The covered deck steps out from the kitchen area and there is a concrete pad off the walk-out basement. The deck itself is 9’x9’ in size and built out of treated lumber with cedar rails. Complete with black round metal spindles and you have the perfect space to look out on your new backyard!

320 Old Trail Run, Kearney, MO 64060
Here we have another home located in the Meadows at Greenfield neighborhood in Kearney. This one is built after our two-story Lincoln floor plan, featuring 4 bedrooms, 2.5 bathrooms and 2320 SqFt. This deck has a similar set-up to the one pictured above from the Manchester spec. It is slightly bigger at 12’x12’, but also features treated lumber, cedar railings and black round metal spindles.

Our final completed listing that we’ll give you an inside look at is this two story Dogwood home. Located in the Barry Brooke community, this home features 3-bedrooms, 2.5 bathrooms, 2020 SqFt and a BEAUTIFUL kitchen!
In terms of this blog post though, we’ll highlight the deck in the backyard. This 12’x12’ treated lumber deck comes with cedar rails and wood spindles, while stepping down to a 182 SqFt concrete pad.
