Let’s get into the necessary questions that you should ask before choosing the perfect Kansas City home builder! 

1). Are they licensed and insured?

This goes without saying, but you will want to make sure that the home builder is licensed and insured. You will want the person to know what they are doing when they’re building your dream home! Don’t hesitate to ask for proof that this company is indeed qualified.

2). How many years have they been in business and how many homes have they built during that time?

You will want to ask how long the home builder has been in business and how many homes they have built over the years. Are they newer or have they been around for a while? This will help you determine how experienced they are, and you can decide how comfortable you are with how long they have been building homes.

3). What kind of home warranty do they offer?

One of the perks of building a home from the ground up is that you will not have to worry about repairs for a while. Everything should be brand new, functioning properly, and most likely under warranty. You do not want to assume what kind of warranty is offered, so be sure to ask so there is no miscommunication! 

At Hearthside Homes, all of our clients get a 1-year warranty on their new house. We’re confident in our work, and we want you to rest assured that you’re making a great investment! 

4). What are the standard features in their homes?

You will definitely want to view some sample floor plans and make sure that you go over the standard features of the home builders’ homes. You will also want to ask them what details that you will need to figure out on your end, such as cabinetry, flooring, doors, faucets, etc.

5). Who will be overseeing the construction of the home?

You will want to figure out exactly who will be overseeing the entire construction process. You will want to ask how they plan to communicate with you, and how often you can expect to receive construction updates along the way. Communication is key throughout this journey!

6). What is their process for inspections throughout construction?

7). How long will it take to build the home?

Building a new construction home can turn into a very lengthy process, so you will want to ask the builder right off the bat how long the completion of your home is expected to take. Discuss a timeline with the potential builder and be upfront about what the estimated schedule will be to avoid any confusion! 

At Hearthside Homes, once we break ground on your home it could take as little as six months to complete! Seriously! 

8). How and when will the final cost of the home be determined?

Be sure to talk about your allotted budget with the home builder right away, and make sure you are both on the same page in regards to cost. You will not want any surprise costs to come up throughout the process that you weren’t aware of beforehand! Make sure it is all laid out on the table initially.

9). Do they have any model homes that you can tour? 

Ask the home builder if they have any model homes that you can tour, or if you can walk through one of their customer’s homes. This will help you visualize design features for your new home, and allow you to evaluate the home builder’s work! Pictures are nice, but seeing the craftsmanship in person will give you better insight. 

10). Can they provide you with references and testimonials from previous homebuyers?

References, references, references! You will want to see a list of references, testimonials, and google reviews from previous homebuyers. You will want to triple-check that this home builder has rave reviews from previous clients so you can feel comfortable choosing them as your home builder!
