Whoa – you mean a home builder is about to tell me that buying a spec home is often better for the customer than building a house from scratch? Yep, there are several advantages to purchasing a spec home. Spec homes are new construction properties that begin without a buyer. Ultimately, spec homes offer a faster and more economical way of moving into a brand new home.

Maybe you’re interested in moving, but don’t want to wait over a year to finally get the keys.

Or, perhaps the idea of picking out every single detail of your home is overwhelming.

Love a good deal? Spec homes are the way to go!

At Hearthside Homes, when you purchase one of our spec homes you get the best of both worlds! Not only will you move into a new home faster, but you’ll also save thousands. Instead of waiting for almost a year for your dream home to be built, or stressing over the small details, you can move into a new home you love with ease.

To our loyal readers, welcome back! To our new readers, welcome to Hearthside Homes! We are a semi-custom home builder based in Liberty, MO that builds beautiful and functional homes around the Liberty, Parkville, Kearney, and Kansas City areas (homes range from $350k-$700k). We love keeping our clients and readers in the loop on the most up-to-date home-building trends in the community, and this blog is where we do that! Spec Homes Are Less Time Consuming

Like we mentioned previously, spec homes are much less time-consuming than semi-custom build jobs. Because there’s no back and forth with a customer during the planning phase, our experts are able to get to work quickly without tackling changes.

Our design team picks out on-trend, yet timeless, material selections. This results in a beautiful and cohesive home every time! From flooring to paint, tile, cabinetry, hardware, and more, making material selections can be overwhelming for some people. When you purchase a spec home you can rest easy knowing the final product will look awesome.

Depending on when you purchase the home, you may be able to make minor adjustments such as paint colors. If you buy a spec home when it’s at the framing stage, you’ll be able to make more adjustments than if you purchase it nearly completed.

When you buy a spec home that’s move-in ready, the process couldn’t be smoother! In this case, you can do a complete walk-through one day, purchase the home, and move in a few weeks later. Once you have the financing and the settlement down, you’re usually good to go! New construction builds ask the prospective owners to commit time and money to the planning of their home long before the move-in date. If you are looking to move ASAP because of a job or school, these are perfect for you. Check out our current listings here.

Spec Homes Are Less Overwhelming

As you can imagine, clients often find spec homes less overwhelming than semi-custom build jobs. You don’t have to spend time picking out endless details or waiting on frustrating weather delays. The process is much quicker and headache-free. Spec homes are hand-crafted by experienced contractors and designers, ensuring a beautiful final product.

Spec Homes Are Typically Cheaper

You want to know a secret? Spec homes are cheaper.

When we work with semi-custom build clients, there’s a lot more work on our end. Using these resources means we have to charge more, resulting in a higher bill for the client.

Spec homes, on the other hand, are efficient for our business model so we can reward the buyer with an affordable price. Click here to check out our spec inventory.

Spec Homes Are Designed To Appeal To Many Homebuyers

Spec homes are designed to be attractive to a very wide range of people. Our talented design team works tirelessly to make each of our spec homes aesthetically pleasing. The floor plans offered to our semi-custom build jobs are the same as the spec homes we build.

The floor plans that we offer are 2 story, 1.5 story, reverse, ranch, and split style. Our 2 story plans are the Winchester, Manchester, Sycamore, Lincoln, Brooklyn, and Dogwood. Our 1.5 story are Hillsdale, Hawthorn II, Chandler, and Beatrice. Our ranch are Magnolia and Tahoe. Lastly, our split are Ashton, Mckinley, Monroe, Cypress, and Redbud.

Rather Build Instead?

If you have the time to build and decide that is the best choice for you and your family, we are also happy to build your new construction home. At Hearthside Homes, we’ve simplified our process to make it easier for the buyer. We pride ourselves on our communication skills. Our clients love having access to our online portal, Buildertrend. This allows us to provide frequent progress photos and scheduling updates.

Step 1: Design

Our designers will get the process started with you. We will look at all of the details and help you decide what accents will make the home perfect for you, from cabinets to tile colors! This can all be done at our very own Design Center, mentioned above. This Design Center was built in the Fall of 2019 and was built to serve as a comfortable meeting space for clients, both prospective and current. Throughout the Design Center, clients can find various material displays, including cabinetry, doors, flooring, faucets, and much more!

Step 2: Build

Throughout the project, you can check your client dashboard in your online client portal, Buildertrend, to see what is going on during the building process so you are in the loop the whole time. Buildertrend allows our customers to see each phase of the construction process from scheduling updates to progress photos!

Step 3: Move-In

Home orientation time! We will go over closing details and do final checks. Now sign the closing papers and grab those keys! And do not worry, after your move-in date, our work doesn’t stop there. We will check in on you to make sure everything is working properly! All of our new construction homes come with a 12-month warranty.
