What’s Better- Moving Or Remodeling Your Kansas City Home?

Are you thinking about moving? Maybe your current home is outdated or simply not your style. If this is the case, you’re likely wondering whether or not you should move or remodel your existing home. Your house is likely your largest investment, so this decision should not be made lightly! There are definitely pros and cons to either decision and ultimately the best choice is unique to your situation. That being said, we’re currently in a seller’s market! With this in mind, if you’re thinking about possibly listing your house, now’s an awesome time to do so.

Is this your first time stumbling across our blog? Welcome to Hearthside Homes! We are a semi-custom home builder based in Liberty, Missouri. Since 1987, we’ve built long-lasting homes for our clients to enjoy life and make memories in. We currently build in the Kansas City, Parkville, Kearney, and Liberty areas. Our homes range in price from $350k-$700k. You can check out our available listings here. In this blog post, we’ll be discussing a few reasons why we believe now is the perfect time to sell your current house and invest in a home you love. Although remodeling your Kansas City home is a great option for some folks, for most, it’s extremely expensive with no guarantee of return on your investment.

Remodels Are Very Pricey

Remodeling your Kansas City home can be a very pricey project. You will need to factor in permit costs, material costs, labor costs, financing costs, and any hidden costs. No home renovation project is without a few minor hiccups, so always be sure to factor in a cushion of between 10 and 20 percent of what you think you may be spending!

Furthermore, putting more money into your house might not guarantee a return on your investments. Just because you love something doesn’t mean future buyers will see the value in it. Unless you’re planning on living in your current home for the foreseeable future, it might be a better idea to buy a new home instead of remodeling your existing one.

Remodels May Take A Long Time

As you can imagine, unforeseeable hiccups may occur while remodeling your home, which can likely delay the construction process. Remodeling generally requires more patience and flexibility than moving does. Your contractor might tell you the renovation will take a certain amount of time, but it’s common for projects to take longer than expected. This is especially true if you live in an older home where hidden structural issues may arise while cosmetic ones are being done. There goes your budget! Can you say “Yikes”?

Remodels Can’t Fix All Your Problems

At the end of the day, remodeling your home can only fix so much. There are plenty of things that remodels won’t solve, such as square footage, neighbors, school district, etc. All of these things aren’t going to be solved by remodeling a few areas of your house! Ask yourself what it is that you are unhappy with about your current home. If it’s only a few thousand dollars to resolve the issue, then sure, a remodel might be a good option for you. However, please make sure you’re not putting more money into your house that’s appropriate for the location. You never want to own the most expensive house in the neighborhood!

Remodeling Return On Investment Is Not Always What You Would Hope

As mentioned, you’re probably thinking about remodeling your home to enjoy the space more, but you need to strongly consider the resale value of your investment. Even if you don’t ever see yourself moving, unexpected circumstances such as a new job relocation or loss of income can have you packing moving boxes.

Remodeling doesn’t always see the best return. Whatever feature you may want to add may not appeal to the majority of homebuyers down the road, so it can be a waste of money if it is not well thought out. If you do decide to go ahead and remodel your home, please invest in an expert with a quality reputation and good customer reviews.

Buy A New Construction Home Instead Of Remodeling

Did we talk you out of remodeling your Kansas City home? The good news is that now’s the time to sell your existing property and move into a home you love. It’s currently a seller’s market, so resale properties are often selling for above the asking price. Not to mention, interest rates are so dang low that you can score big time on the purchase of your new home.

If you’re ready to purchase a new construction home you love, Hearthside Homes would be honored to help! We have convenient and quick spec homes available for you to choose from. When you buy one of our spec homes, you’ll get to move into a beautiful, project-free, home in no time. On the other hand, if you want to build your next home from the ground up, we can do that too. As mentioned previously, we’re a semi-custom home builder. This means that our clients choose from one of our expertly designed floor plans and choose all the aesthetic components such as paint, flooring, hardware, and light fixtures.

Cameron says; “What a great experience we had. The building schedule from groundbreaking to closing did not change. Hardly a day went by where something wasn’t being built on the home.  With their app you can see the whole process. These folks are dialed in. We met Jamie our realtor through Hearthside and she was just great.  She was with us every step of the way and also sold our old home for well over our asking price at a reduced commission. We have been in our home 2 weeks now and it’s still a dream. Such a beautiful house. We couldn’t be happier. We are watching homes being built by other builders all around us and weeks go by without anything being done. I imagine it is very frustrating for those people waiting. We are so thankful we chose Hearthside. Did I mention we absolutely love the house?”
