Lack Of Windows & Light Fixtures
When it comes to your new build, don’t forget about lighting! A big mistake a lot of homeowners make is too many windows in the wrong places or not enough windows in the right places. Having sunlight throughout your home will make it feel bigger and more inviting. Also, don’t forget to consider artificial lighting. Under cap lights, pendant lights, and recessed lights all make a major difference in the appearance and functionality of your home.
Small Pantry
Pantries can get messy and crowded, especially if you have a large family! Keep this in mind while building. It’s nice to have a large pantry with multiple shelves to store various items. To take it a step further, consider a prep kitchen or a butler’s pantry for optimal organization.
Lack Of Laundry Room Amenities
Laundry room sinks make a big difference! Think about those clothes that are handwash only or those stubborn stains that need somewhere to soak. You’ll also likely want a folding table and some cabinetry to store detergents and such.
Forgetting Outlets
These days, we have so many devices to charge and keep track of. Having enough outlets throughout your home is essential! From televisions to kitchen appliances, holiday decor, and more, make sure you have enough outlets.
Having Carpeted Floors In High Traffic Areas
Carpeted floors can be cozy in bedrooms, but in common spaces such as the foyer or living room, you will want hardwood! Hardwood floors are easy to clean and look lovely. Carpets tend to get worn down very easily and can be expensive (and annoying) to replace. If you feel the need, add some fluffy rugs to the hardwood floors for added comfort!
Small Closets & Lack Of Linen Closets
Don’t make the mistake of tiny closets! Closets offer great storage for clothes as well as shoes and other miscellaneous items. If you have enough storage in your closet, the space will seem more clutter-free and it will be easy to locate your favorite items! Furthermore, don’t forget about linen, coat, and cleaning closets! These are key to the functionality of your home.
No Outdoor Living Space
If you have the space and budget, definitely build a deck or patio! If you can swing it, consider covering a portion of the outdoor living space so you can enjoy it comfortably throughout the year. Love to entertain? Add a fire pit or fireplace!
Too Small (Or Too Big) Of A Backyard
Make sure your backyard fits your needs! If you have kids and/or pets, keep them in mind when picking your lot. Having a spacious yard will allow for lots of fun and potentially a pool, hot tub, or playset! On the other hand, if you’re an empty nester you might enjoy the convenience of a low maintenance lawn.
No Sprinkler System
A beautiful house doesn’t look that appealing if the grass is dead. Invest in a sprinkler system during your new build!
Not Enough Parking
Let’s be honest, we all end up storing a lot of items in our garages aside from just cars! If you have multiple cars or gear, you will want to consider a three-car garage.
Choosing The Wrong Floor Plan
Choose a floor plan that suits your family’s needs! Picking a floor plan is more than just considering the square footage. You need to think about your entertaining style and needs for the future.
Building In The Wrong Neighborhood
Choose your neighborhood based on convenience and safety! You want to be close to the best schools, shopping centers, and grocery stores. Find somewhere with a short commute to work and a place that allows you to feel secure and at home. Location is everything, especially in terms of resale value!
Going With The Wrong Builder
This is a big one! Make sure you choose a home builder that you trust. There are a lot of moving parts when it comes to building a home, and you want to pick an expert who will get the job done right, who is communicative, and who has your best interest at heart!

It involves 10 steps, including pre-construction, design selections, appliances, cabinetry, pre-drywall orientation, build check, punch period, home orientation, closing day, and warranty check!
